If there’s any good news to report for the Martinsville real estate market it’s that the total number of listings has pretty much kept pace with the total number of homes sold. This is a good thing since too large a gap between these two metrics would tend to create a disparity in a market that, in theory, should benefit the seller as much as the buyer.
In January of 2010 the total number of Martinsville homes for sale ticked up a notch from the previous month to reach 258 listings. During this same time the total number of homes sold checked in at an even dozen. This represents a 36-percent decrease from December’s total of 19 units sold. Total pending sales also went down a few ticks, dropping from 17 in December to 15 in January, 2010.
The average home stayed on the market for 4 months in January compared to just 80 days in December of ’09 – quite a jump indeed. On the bright side, home sellers in Martinsville, Indiana achieved approximately 97-percent of their asking price. Home buyers paid an average cost per square foot of $55.
