The number of Greenwood homes sold totaled 53 in February, 2010 compared to 50 the previous month. While this may likely be the beginning of a sustained upward trend it is down just a bit compared to the 57 homes that sold last year in February. The number of pending sales also increased from 65 in January to 71 in February. There were just 61 pending sales in February of 2009, almost 15 percent fewer. The number of Greenwood homes for sale in February grew approximately 2.7 percent, totaling 643 listings. There were 687 homes listed in February of 2009, approximately 6.8 percent more than this year.
The good news for sellers in the Greenwood real estate market was that the average time spent on market was 81 days compared to last year’s February total of 109 days. While I’m sure sellers would prefer not to wait an average of 81 days to sell their homes this is still a 25-percent decrease compared to this same time last year. In other good news for sellers, the average sold-list differential was 97 percent. This is a 3-percent increase from January, 2010 and a 2-percent increase from February of 2009.
The good news for buyers was that the average cost per square foot dropped to a 1-year low of just $59. The average cost per square foot in both February of 2009 and January of 2010 was $65.
Homes in Greenwood, Indiana sold for an average price of $136,000. This is a 1-year low in what has been a steady decline since February of 2009.
